Update

Valley Ridge Country Estates is
located to
the
north of Frank, in the Crowsnest Pass of Alberta.
The series of
30 acreages in Valley Ridge Country Estates lie
between
Gold Creek and Bluff (Goat) Mountain.
* Due to the
changes that occur with developing subdivisions, this page will be
updated from
time to time. The following categories are progress reports.
Plan of Subdivision:
The
access road is mostly complete with some touch ups into next spring and
summer.
The road is engineered to
the Municipality of Crowsnest Pass standards. The road will become an
all season road maintained by the Municipality.
Road
approach:
Each
acreage includes a road approach. Where the access is obvious the
approach has been installed. Any
lane ways that are beyond the approach are the responsibility of the
acreage owner. The lane ways should be reviewed as soon as practical to
insure proper access to buildable areas.
Water:
The Hydrology study on drilled
wells in the subdivision originally has been completed as of August
2006. That report was accepted by the Municipality of the Crowsnest
Pass. As of May 15, 2007 another
report was submitted to Alberta Environment in Lethbridge.
Preliminary
studies and the
results from the second report according to the Hydro Geologist, allow
for
individual wells. The cost of the water well, including drilling and
casing, is included in the price
and shall not exceed $8000.00. There is no warranty or guarantee that
each acreage will
have a production water well. In the event of a dry well the developer
will use reasonable efforts to arrange for water from other acreage
owners in this project. Each acreage owner agrees to act reasonably in
making water available for other acreage owners in the project,
including the right to water and easements if necessary. All the
water wells
should be completed within 2 years from the summer of 2007.

Power:
The power supply
has been established underground with access to pad mount ground
transformers. Each acreage has a power connection at the
boundary. Block 3 and 4 have overhead power lines in close
proximity and it
will be more practical for these specific acreages to stay with
overhead power.
Natural gas:
The
natural gas supply has been installed by the developer to the boundary
of each acreage, though there will still be a hook up fee charge, to be
confirmed.
Telephone:
Access
to the phone line is at the boundary of each acreage.
Restrictive
covenant:
The
restrictive covenant on the server is the official covenant that will
appear on title.
Building
permits:
Building
permits are to be applied for on an individual basis. Please contact
the Municipality of the Crowsnest Pass for this information.

Archaeology
study:
There
is a requirement for a full archaeology study on the project lands. The
consultants have completed their report and the project is clear.
Other
development aspects:
There
may be from time to time other development issues that arise. It
is the developer's responsibility that all the development
requirements are carried out before the transfer of title. We ask
everyone that is investing into Valley Ridge Country Estates for their
complete cooperation and patience.
